€200,000 Buys 15 m² Less Apartment Space in Split Than in Zagreb

The result: based on current median apartment asking prices, a €200,000 budget corresponds to 33.3 m² in Split and 48.1 m² in Zagreb. The same amount covers 14.8 m² less in Split.

We applied the same formula to every city: €200,000 divided by the median asking price per square metre. This makes the purchasing power of the budget directly comparable.

How much space does €200,000 cover?

Cities are ordered from the largest to the smallest calculated floor area. We compared a selection of larger Croatian cities and show those with at least 30 valid active apartment-sale listings.

Split versus Zagreb: a 14.8 m² difference

Split has a higher median asking price per m² than Zagreb, so in Zagreb the €200,000 budget covers an additional 14.8 m². Pula offers the most space at 56.8 m², approximately 70.6% more than Split. Neighbourhood, condition, age, floor and parking still shape the price of each individual apartment.

How we defined the budget

The full €200,000 is treated as the apartment purchase price. Property transfer tax where applicable, agency fees, financing, furnishing and renovation sit outside the calculation. Every city is therefore compared on equal terms.

Methodology

The analysis uses a snapshot of active apartment-sale listings processed by Kvadratko on 12 August 2026. The 6 displayed cities account for 2,060 listings. For each city, we calculated the median asking price per m² after excluding listings without a usable price or floor area and clear data anomalies under the rules used by our public price statistics. Budget area equals €200,000 ÷ median €/m² and is rounded to one decimal place. Asking prices are not achieved sale prices. Current medians are available on our property prices page.
