Villa 550 m², Rovinj - under construction, quiet location

In the surroundings of Rovinj, a villa under construction is for sale with a spacious plot. It is set in nature, in a quiet part of the settlement, and Rovinj and beautiful beaches can be reached in just a few minutes.

Rovinj is the most attractive picturesque Istrian town, with a historic old town core under UNESCO protection, an eternal inspiration for romantics and artists, and one of the most developed tourist destinations in Croatia. It is located on the western coast of Istria and is distinguished by a highly indented archipelago with as many as 14 islets and 6 rocks, along with 67 km of coastline that is protected natural heritage. The beautiful indented coast, the distinctive mild Mediterranean microclimate, excellent gastronomy, year-round cultural events, and the friendly and welcoming hosts make this place magical.

The villa's interesting floor plan fits uniquely into the landscape and nature. The villa has 550 m² of gross floor area and is conceptually divided into two units, residential and commercial, with a total of 10 rooms. Since it is being sold in shell construction phase, the purpose of the rooms can be changed according to personal preferences.

First floor: a space intended for two bedrooms with en-suite bathrooms and access to a beautiful terrace with a lovely view.

On the spacious plot of 1,985 m², the future owner can build additional structures and a swimming pool.

Directly in front of the house there is a building plot of 1,536 m², which is also available for sale. This is an ideal option for those who want a larger plot or an additional plot for construction.

This house is an excellent investment for tourism given its location, or as a family home in an idyllic setting.
