Land plot for sale in Podaca

In Podaci, Gradac, a building plot is for sale with exceptional sea views, about 1,000 m from the sea and beautiful beaches. The plot has asphalt access and allows for the construction of a building or buildings with unobstructed sea views.

It is possible to build new multi-family, residential-commercial buildings with more than 6 residential and/or commercial units, under the following conditions:

• Buildings: The buildings must be detached.
• Minimum plot size: In the built-up part of the settlement building area, it may be 600 m², and in the undeveloped part it may be 800 m².
• Maximum footprint: The building footprint may be 400 m².
• Maximum building coverage ratio: 0.4
• Maximum floor area ratio: 2.0
• Maximum storeys: Basement and four above-ground storeys, Po+4 (the above-ground storeys are defined in the glossary of these provisions).
• Maximum height: 14.0 m
• Minimum distance in the built-up part of the settlement building area: From the plot boundary, 3.0 m, and from the public traffic area, 4.0 m.
• Minimum distance in the undeveloped part of the settlement building area: From the plot boundary, 4.0 m, and from the public traffic area, 5.0 m.
• Green areas: On the plot, at least 20% green areas must be provided in the built-up part and 30% in the undeveloped part of the settlement building area (parks, children's playgrounds.....).
• Access to the public traffic area: In the built-up part of the settlement building area, multi-family buildings must be connected to a surface with a minimum width of 3.0 m, and in the undeveloped part to a surface with a minimum width of 5.5 m.
