ISTRIA, GROŽNJAN - Building plot with project

For sale is a building plot of 678 m² in a quiet settlement not far from picturesque and touristically attractive Grožnjan, a medieval town in northwestern Istria, about 15 km from the sea. The plot is sold with a project for a future building with a net usable area of 199.57 m².

Grožnjan is situated on a hill, surrounded by olive groves and vineyards. It prides itself on a rich tradition, cultural heritage, the beauty of its natural setting, and art. Once an important Venetian fortress and regional center, today it is a town of artists and one of the most desirable destinations for a creative holiday. As in other small towns throughout Istria, Mediterranean and continental climates intertwine here, making the living conditions exceptionally favorable.

According to the project, the building would contain two residential units distributed across the basement and the ground floor. The residential unit in the basement can, according to the wishes of the future owner, be used as a space for entertainment, a jacuzzi, a gym, or a sauna.

The position of the building on the land leaves enough space for the construction of a swimming pool. The plot has a slight slope, an asphalt road leads to it, and the electricity connection is located on the plot.

The location of this property makes it ideal for building a holiday home.
