How many properties are advertised in Croatia? Based on a snapshot of available listings and advertiser profiles on major Croatian property portals, we estimate the supply at around 160,000 property listings. This is an estimate of listings as of 6 October 2026; the same property may appear more than once.
We compared available agency and developer profiles and linked those we identified as the same advertiser. This avoids counting recognised advertisers again across portals. It does not guarantee coverage of every advertiser or remove listings of the same property offered by different agencies.
What is on offer
The estimated breakdown by main category, assuming the same proportions as in the reference sample of listings:
| Category | For sale | To rent |
| Apartments | 58,000 | 10,500 |
| Houses | 39,500 | 1,800 |
| Land | 39,500 | 330 |
| Commercial premises | 3,900 | 4,800 |
Apartments and houses together make up two thirds of the market. Land follows close behind at almost 40,000 listings, which tends to surprise anyone who pictures the market as flats in Zagreb and Split.
Who advertises
In the reference sample of listings, agencies and developers account for around 93 % of listings, and private owners for around 7 %. This shows the large role of professional advertisers in the supply observed.
Supply is uneven: among active agencies in the reference sample, the median is 34 listings, while the ten largest account for roughly a third of agency listings in that sample.
The same flat at several agencies
Owners often work with several agencies, and each publishes its own listing, with its own photographs, description and sometimes a differently measured floor area. That is normal for the market, but it means there are more listings than properties.
On Kvadratko, we link listings by comparing photographs, location, floor area and price. In the snapshot of around 21,000 active listings, groups with multiple advertisers contain around 3,300 listings. Displaying each such group as one result reduces the number of results by around 2,500, or 12 % of all listings.
This measures the effect of grouping on browsing. A group can contain the same property offered by several agencies, but also different apartments within a development, so the 12 % is not a measure of the share of duplicate listings.
New builds change the picture
For new builds, grouping helps buyers browse several offers within the same development. On Kvadratko, around 2,900 apartment listings are grouped into approximately 450 developments. A development can include different apartments and offers from several agencies; its listing count is not necessarily the number of distinct apartments.
That is why we present new builds on Kvadratko by development: you see the building first, then the apartments within it, with their range of sizes and prices.
