In short: sea proximity commands almost 30% higher asking prices. From an inventory of 17,905 active listings on Kvadratko, we analysed 5,188 apartments and houses for sale with a known distance to the sea. A home within 100 m of the sea asks a median 4,355 €/m², while more than a kilometre from the water the median is 3,357 €/m². That is a gap of almost 1,000 €/m², or 29.7%. Among the islands, Cres has the highest median, while Korčula and Rab sit near the bottom.
Near the sea, asking prices run almost 1,000 €/m² higher
Among apartments and houses for sale with a known distance to the sea, the median asking price falls with every distance band, without exception:
- within 100 m of the sea, homes ask 4,355 €/m²
- from 101 to 300 m the price drops to 4,176 €/m²
- from 301 to 1,000 m the median is 3,963 €/m²
- beyond a kilometre, homes ask 3,357 €/m²
Within the first hundred metres of the water, asking prices run almost 1,000 €/m² higher than at locations more than a kilometre inland.

Methodology
The analysis is based on a snapshot of active inventory taken on 11 August 2026 at 23:00. The price sample covers 5,188 apartments and houses for sale with a known distance to the sea. We report the median asking price per m² after excluding listings without a price and clear data anomalies under the same rules used in our public price statistics. Distance means the distance to the sea or beach stated in the listing data, and the island overview includes areas with at least 30 active listings, where medians for smaller samples are more sensitive to changes in supply. The results describe current inventory: asking prices are not the same as achieved sale prices, and differences by distance also reflect location, property type, size and other characteristics.
