There is no "Average Property": Why Details Matter
Many platforms get it wrong by trying to calculate the "average property price." That data is completely meaningless. You simply can't lump together a dated basement apartment and a luxury new build with an elevator and two parking spots, even though both are technically "real estate."
That's why Kvadratko immediately asks you to choose what you're looking for: apartments, houses, or land. Once selected, you get a clear overview in one place. You'll immediately see the current median price, which is the clearly highlighted middle asking value in euros per square meter specific to your chosen property type. Alongside that median, we also show you the realistic asking-price range for the area - from the 25th to the 75th percentile, trimming the extremes on both ends - helping you understand just how much the supply actually varies. Right now, we display the basic median asking price because we are constantly expanding our data pool. However, our ultimate goal is to fully stratify prices by year of construction, floor, elevator access, and similar parameters. We want you to see that classic market "effect" on Kvadratko: where the average for apartments in a neighborhood might be 3,500 €/m², but the moment you filter for an elevator, parking, and exclude older Yugoslav-era buildings—suddenly, there’s nothing under 4,500 €/m².
Honesty is Our Brand: How Do We Read These Numbers?
How data is processed is more important than the numbers themselves. Our goal isn't to artificially inflate or deflate values, but to provide the most realistic picture of the current market.
That's why our figures are based strictly on currently active listings rather than closed sales, giving us the most accurate pulse of current seller sentiment. Another crucial detail is our use of medians instead of averages. A classic average is easily skewed by a few luxury penthouses, whereas the median is a middle value resistant to such extreme spikes, showing a much more accurate price the average buyer can actually expect. Naturally, we also enforce a minimum sample rule. We only display data for meaningful counties, cities, and islands, so if there aren't enough active listings for a specific area, we'd rather show nothing at all than serve up guesswork. On top of that, the entire system automatically detects and excludes listings with obvious input errors, like accidentally adding an extra zero to the price or square footage.
Islands Are Finally Standalone Units
Until now, the Adriatic islands usually drowned in the overall average values of their home counties in real estate statistics.
We are the only platform where Brač, Hvar, Krk, Vis, Korčula, and Pelješac exist as independent statistical units with their own numbers. If you only care about house prices on the island of Krk, you can now check them completely isolated from the rest of the Primorje-Gorski Kotar County.
