Recently reduced properties

Ten apartments whose price was recently cut. The reduction shown is the same one the listing itself displays.

What exactly we measure

For every tracked listing we compare the first and last recorded price, so a listing that cut its price and then returned to the starting point counts as “same as first”. Jumps larger than a threefold ratio are excluded from the sample as data-entry corrections, under the same rule that keeps them out of the price history shown on the listing itself.

Fast or frequent changes cannot inflate these figures. A change smaller than 0.5% does not count as a cut, the same threshold the price history on the listing itself uses. The “price reduced” marker and the list of recently reduced listings go further: a new price has to hold for more than a day before it counts at all, any increase cancels an active reduction immediately, and after about ten days a reduction expires, because by then it is simply the price.

We track asking prices from listings; the final sale prices of those properties are not known to us. Official transaction-price statistics are published by the Croatian Bureau of Statistics, based on tax authority data.

The sample is listings on Kvadratko, not the entire market. The county breakdown reflects the structure of agency feeds, so read those figures on their own terms rather than as weights in a national average. Listings that have since become inactive are included: a listing disappearing does not undo a price change that happened.
