On the eastern part of the island of Hvar, above Zastražišće, there is a spacious agricultural estate of 90,209 m² with potential for agrotourism.

The land consists of a total of five separate parcels that are connected into a single whole, and it is located directly next to the main road connecting Zastražišće and Gdinj. The estate is accessed by a direct entrance from the main road.

The entire property is surrounded by a wide circular gravel road that allows easy access to all parts of the estate, making work and organization on the site easier.

About 700 olive trees have been planted on the land, along with around thirty fig trees, twenty almond trees, several carob trees, and lavender plantations.

Cultivation is based on traditional methods, and traces of earlier vineyard activity are still visible through the presence of:

  • several old copper sulfate wells
  • three larger stone water cisterns

The space is enriched by three traditional stone cottages and one bunja, which once served as shelter and storage for tools, and today represent potential for preservation and inclusion in an authentic agrotourism story.

The land, with its size, location, and contents, offers numerous possibilities, from continuing agricultural production and developing olive growing, to registering an OPG or introducing supplementary activities such as agrotourism.

In accordance with the applicable spatial planning documents and laws, it is possible to build agricultural facilities intended for farming activities such as:

  • storage buildings
  • olive mills
  • tasting rooms
  • drying facilities
  • and similar

In addition, it is possible to renovate the existing traditional buildings while preserving the original architectural identity.

The estate is located in an exceptionally attractive position with panoramic views extending in all directions across the island - to the north there is a view of the Makarska Riviera and the summit of Sv. Jure on Biokovo, to the south Korčula and Pelješac are visible, to the east is Gdinj, and to the northwest the view reaches toward the islands of Brač and Šolta.

On the island of Hvar, known for the highest number of sunny days in Croatia, agriculture has been the foundation of life for centuries, from olive growing and viticulture to the cultivation of aromatic herbs. The eastern part of Hvar, especially the area between Zastražišće and Gdinj, is known for traditional agricultural landscapes shaped by dry-stone walls, bunje, and olive groves that bear witness to a long history of human work in harmony with nature.

In recent years, this area has become increasingly interesting to investors and farmers seeking peace, quality land, and potential for the development of sustainable and authentic projects.
