Building plot, Rovinj, prepared for residential construction

The building plot in Rovinjskom Selu is designated for residential construction in accordance with the established urban planning conditions (UPU). It is intended for family-type development, with the possibility of building a detached property with up to three residential units.

The plot allows for a spacious design with a maximum footprint of up to 385 m² and a maximum height of 8.5 m. The urban planning parameters permit construction on four levels: basement, ground floor or semi-basement, first floor and attic.

Standard setback rules apply, according to which the property must be at least 5.0 m from the street line and 3.0 m from the neighboring boundaries.

The key infrastructure corridors, including water supply, wastewater and stormwater drainage, and electricity supply, are located on or next to the plot, which allows for easy integration during the design process. The plot is suitable for building a luxury family villa, a holiday home or a multi-unit residential building.
