An Urban Development Plan (UPU) for the Rakitovec Business Zone has been adopted for this location.
The land is predominantly situated within an economic-use zone designated I - production and K - business use, as well as within an infrastructure-use zone - IS.
Development possibilities under the UPU are defined according to the designated use of each individual zone.
Within the economic-use production zone (I), production and warehouse buildings may be developed, together with ancillary and auxiliary buildings.
Within the economic-use business zone (K), business buildings and complexes may be developed, including service, retail, sports and recreational, utility-service, and accommodation buildings such as a motel and similar, together with ancillary and auxiliary buildings.
Infrastructure-use areas (IS) are intended for transport areas and facilities for electronic communications, energy, and water management systems (truck terminal, petrol station, solar power plant).
Urban and technical conditions:

Part of the land lies within the protection corridor of the existing 400 kV transmission line (40 m + 40 m), and part lies within the railway protection corridor of the railway line (100 m + 100 m). The land area outside the above-mentioned corridors amounts to approximately 70,000 m² and exceeds the maximum permitted site coverage based on the coefficient of 0.4, i.e. 39,888 m².
