Land 25,000 m², Ugljan - by the sea and Mediterranean vegetation

Land for sale in the D3a zone on the southwestern side of the island of Ugljan, in Ugljan. The zone is located by the sea, is well connected to the mainland, and is accessible from Zadar in 35 to 40 minutes, including the ferry crossing.

The area is characterized by a very mild climate without strong winds and is covered with Mediterranean vegetation. The distance to the center of Ugljan is 2.5 km, and to Preko, the municipal seat, 10 km.

There are four national parks and three nature parks nearby. Particularly noteworthy are Kornati National Park and Telašćica Nature Park, both marine parks located within 15 nautical miles of the zone, as well as Sakarun beach on Dugi otok, 10 nautical miles away.

The Ugljan D3a Zone project envisages accommodation and care services for elderly and infirm persons, as well as health rehabilitation services for people of all ages. The planned accommodation capacity ranges from 200 to 300 persons.

Shared amenities are also planned, including:

• Shops
• Hospitality venues

Recently, the focus has shifted to health rehabilitation and health tourism rather than nursing homes for the elderly, as these activities are more profitable and better financed through EU funds. The state has included this branch of tourism among its strategic goals in the fields of tourism and healthcare.

The privately owned area of the zone is approximately 25,000 m². The land owned by the hospital would be leased for 20 or more years or could even be sold.

Adjacent to the zone, there is also a plot for sale, closer to the sea, with an area of 6,000 m². Although it is located outside the zone, it would be a valuable addition, as it would provide the zone with broader access to the sea. Construction is not permitted on this plot, but it can be landscaped as a green area or as part of the beach. The owners of this plot also own one of the plots within the zone and are ready to sell.

Two access roads lead to the zone. The main road is 7.5 m wide, and the service road is 3 m wide, with the possibility of widening to 6 m. Since the infrastructure has already been completed, everything is ready for obtaining a building permit, which can be issued within 3 to 5 months.
