A large building plot is for sale in an excellent location, with a total area of 24,037 m² in Rugvica, Struga Nartska.

The plot consists of two parcels and is completely flat.

Access to the plot is via an asphalt road, and the width of the plot along the access road is approximately 15 m.

There is also the option to purchase an additional parcel of 1,955 m², which would allow access to the plot from two sides.

Residential use:

• The size of an individual building on a building plot may not exceed 400 m², and the area of all buildings may not exceed 600 m² of gross floor area

• The maximum permitted plot coverage coefficient is 0.3 for a detached building and 0.4 for a semi-detached building
• The distance of buildings from the boundary of the neighbouring building plot may not be less than 3 m, measured from the most protruding part of the building (balcony, eaves, projections..)
• The horizontal footprint of the building must be at least 6 m from the neighbouring building
• A residential and residential-commercial building may have a maximum of 3 above-ground storeys, namely: basement level, ground floor and 1st floor (S+P+1), or basement level, ground floor and attic (S+P+Pk), or ground floor, 1st floor and attic (P+1+Pk), with the possibility of building a basement (Po), provided that the building height does not exceed 9 m
• At least 35 % of the plot area must be arranged as natural terrain with tall and low greenery in keeping with indigenous forms

Economic use

• Areas for economic activities are designated in settlement building areas and in separate building areas outside settlements
• In settlement building areas, production buildings - craft (I2 - carpentry and locksmith workshops, warehouses, service facilities..), business buildings - predominantly business (K1 - administrative and office spaces, smaller production facilities), business buildings - predominantly retail (K2 - shopping centres, administrative, office, business and service spaces with the possibility of building accommodation capacities for tourist use) may be built
• For the construction of economic buildings as the sole content of the building plot in the mixed-use zone - predominantly residential, the following limit values are defined:
• The minimum plot area is 1,000 m²
• The maximum permitted plot coverage coefficient is 0.3
• The maximum gross floor area of the building may not exceed 800 m²
• The maximum total height is 11 m

Location:

RUGVICA: Situated in an excellent location, the land is only 6 km away (9 min drive) from the IKEA shopping centre, and 10 km from the centre of Dugo Selo.

In the immediate vicinity, more and more primary schools, kindergartens, family houses, residential buildings, the Institute of Immunology, and similar facilities are being built, which contributes to the urbanisation of the entire Municipality of Rugvica.

There are also many well-known companies in the Municipality of Rugvica, such as BC-Institut, KFK-tehnika, M-san, Ramtech, Ralu-logistika, Nexe-betonara, and similar.
