Land, Baderna - forest land in a peaceful environment

In the Kunela area, near Baderne and in the hinterland of Poreč, a plot with a total area of 12,053 m² is for sale. It is a larger land unit in a peaceful Istrian natural setting, intended for forest management, forestry and hunting.

According to the PPUG of Poreč-Parenzo, the cadastral plots in question are located within the spatial planning designation Š1 - forests for economic use. The land is outside the protected coastal area.

In areas designated for forests for economic use, activities related to forest management are permitted, as well as certain buildings and infrastructure required for such use.

• Permitted activities: logging, firewood production, hunting and game breeding, gathering forest fruits.
• Permitted buildings and interventions: buildings required for forest management, forest roads and access routes, infrastructure buildings.
• For registered forestry and hunting activities: forest ranger houses, wood storage facilities, scientific research stations, game breeding farms.
• Maximum gross floor area: 150 m², including auxiliary buildings.
• Maximum height: 7 m.

Construction is possible exclusively in accordance with the spatial plan and the Forest Act, subject to obtaining special conditions from the competent authority for forest management. The possibilities for use and construction must be considered in relation to the specific registered activity and the applicable regulations.
