Bauland 6.267 m², Sveta Klara - urbane Regeln 3.2

In Novi Zagreb, in Sveta Klara, a building plot with an area of 6.267 m² is for sale in zone "M", according to urban planning rules 3.2.

The plot currently has no access road, but the GUP of the City of Zagreb provides for a corridor that partially covers the subject plot, thereby giving the plot an access road.

The UPU (urban development plan) does not yet exist, and its adoption is mandatory.

General rules:

• Construction of the street network, the network of public spaces and buildings, and the arrangement of undeveloped areas in accordance with the urban development plan.
• The adoption of the urban development plan is mandatory.
• The program for the preparation of the urban development plan will define the basic urban planning parameters for land use, the manner of use and arrangement of areas, in accordance with the planned purpose, public and social needs, while respecting the values and specific characteristics of the area for which the urban development plan is being prepared.
• It is necessary to ensure a minimum of 3 m² of public park area per resident in areas where residential construction is planned, if the percentage of greenery is not defined in the specific urban rule applicable to the concrete area.
• In zones of public urban areas - thematic zones (Z4), buildings for culture, recreation, hospitality and religious purposes may be constructed, provided that the floor area ratio is not greater than 0,2, and underground garages whose GBP is not included in the calculation of KI.
• Until the adoption of the urban development plan, interventions are possible in accordance with Article 104 of these provisions, unless otherwise determined by the program guidelines of this article.
