Building land 6 140 m², Stenjevec - M2 zone

In Podsused, Stenjevec, a building plot of 6,140 m² is for sale in the "M2" zone, according to urban rules 2.7. According to the GUP of the city of Zagreb, the land is located at the intersection of two roads.

General rules:

• Renewal and completion of the settlement: by enabling changes in the shape and size of building plots, by constructing new buildings, interpolation, reconstruction, and the gradual replacement of dilapidated buildings
• Preservation of the settlement identity: preserving the elements of the settlement's identity
• Raising the settlement standard: by reconstructing the existing street network and utilities infrastructure, and by providing space for accompanying facilities
• Interventions in protected areas: interventions in protected parts of nature and on cultural assets in this area are also subject to the corresponding provisions from point 9, measures for the preservation and protection of landscape and natural values and immovable cultural assets

Detailed rules:

• Zone of residential and mixed use: construction of new detached, semi-detached, and built-in buildings
• Minimum plot area: 500 m² for a detached building, 300 m² for a semi-detached building, 180 m² for a built-in building
• Maximum plot coverage: 30% for a detached building, 40% for a semi-detached building, 50% for a built-in building
• Maximum KIN: 1.2
• Minimum natural terrain: 20% of the plot area; it cannot be planned on the part of the plot within the reservation for the extension of the existing street, and it must be horticulturally landscaped
• Maximum height: four above-ground floors, with the fourth floor designed as an attic or recessed floor
• Parking: at least 1 PGM / 1 apartment, with mandatory parking on the plot, not within the reservation for the extension of the existing street; other uses according to the standards of these provisions
• Auxiliary buildings: behind the construction line of the main building
• Mixed predominantly residential use in Novi Zagreb: auxiliary buildings for business use are built separately from the main building, with the maximum total GBP of auxiliary buildings on the plot being 150 m²
• Distance of the construction line of the main building: from the boundary line of the reservation for the street extension, or from the regulation line if no extension is planned or needed for the street, at least 3.0 m; exceptionally, it may be less in accordance with the continuous construction line of the existing buildings
• Minimum distance of the building from the plot boundary: 3.0 m
• Reconstruction and construction of a replacement building on plots equal to or larger than prescribed: carried out according to the rules for new construction, with existing parameters greater than those prescribed allowed to remain, but without increase
• Reconstruction and interpolation on plots smaller than those prescribed for new construction: provided that the maximum KIN is 1.2 and the maximum height is four above-ground floors, with the fourth floor designed as an attic or recessed floor; the distance of buildings from the boundary of the adjacent plot is existing, but not less than 1.0 m, and an existing distance smaller than the stated one may be retained; the distance of buildings from the boundary for interpolation and for the business main and auxiliary building cannot be less than 3.0 m; the required number of PGMs must be provided on the plot, not within the reservation for the extension of the existing street; other location conditions are not limited; in reconstruction, the existing KIN and height, if greater than prescribed, may be retained, but without increase
