Buying Property on Croatia’s Coast: Prices and Practical Tips

Looking for an apartment or house on Croatia’s coast? Start with your budget, ideal location and how you plan to use the property. This guide gives you a starting point for comparing prices and a few things to check before booking viewings.

How close is it to the sea?

Kvadratko’s Adriatic Coast search covers seven coastal counties, including their islands and inland areas. A property listed in this region is not necessarily close to a beach.

  1. Distance: figures come from listings. Ask whether the distance is measured as the crow flies or along the route to the beach.
  2. Views: request a photo taken from the actual apartment or house. A sea view and easy beach access are different advantages.
  3. Address: confirm the exact location before visiting, as the position on the map may be approximate.

Choose an area, then narrow your search

Compare properties in Istria, Kvarner or the counties of Zadar, Šibenik-Knin and Split-Dalmatia. If you are considering an island, explore Krk, Brač, Hvar and Korčula, or take a look at the Pelješac peninsula. Check journey times, transport links and which local services are available outside the summer season.

  1. Set a total budget. Allow for purchase costs, renovation and maintenance as well as the property price.
  2. Compare like with like. Look beyond price and floor area to condition, floor level, parking and outdoor space. For a house, consider the plot too.
  3. Make a shortlist. See where properties are located on the property map and confirm availability with the advertisers.

What are sellers asking for apartments and houses?

These are median asking prices per m² on Kvadratko as of 8 October 2026. The median is the midpoint of the sample when ordered by price per square metre. “Listings” shows the sample size for each county.

The figures cover entire counties, so they do not estimate the price of a waterfront property. Treat smaller samples with particular caution, such as the 36 apartment listings in Dubrovnik-Neretva County.

Source and calculation: published sale listings in Kvadratko’s database that had not been deleted by the date above. Apartments and houses are analysed separately. Both price and area must be greater than zero; “price on request” listings are excluded. Price per m² is the stated price divided by the stated area, with values limited to €100 to €30,000/m². Medians are rounded to the nearest €10/m².

Limitations: listings are counted before grouping, so the same property may appear more than once. The sample does not cover the whole Croatian market, and asking prices are not final sale prices. The mix of properties and differences in how areas are reported also affect comparisons. Find more recent figures in our property price statistics.

Before you arrange a viewing or commit to a purchase

Confirm the current price, what it includes and a viewing appointment with the advertiser. Ask for a floor plan, clarification of the advertised area and the documents needed for a professional review before buying.

If you are buying as a foreign national, the requirements depend on your citizenship and the type of property. Read our guide for foreign buyers and check the rules for your circumstances before making commitments.

Compare properties on Kvadratko

You can read listings in Croatian, English and German where translations are available. Related listings help you compare offers: they may show the same property with different agencies or separate units in one development. Where available, a listing’s price history shows changes recorded on the portal.

Browse apartments or houses for sale in Croatia’s coastal counties, narrow your location and budget, then check the details of the properties you like.
