LOVRAN

Lovran is a town with a long, rich history and a centuries-old tradition of tourism. It takes its name from the laurel (Laurus nobilis), which grows abundantly in the evergreen groves in and around the town. It lies on the eastern coast of Istria, in the Kvarner Bay, at the foot of Učka, the greenest and most richly vegetated mountain on the Adriatic.

It is 19 km from Rijeka, Croatia's largest port, 14 km from the railway station in Matulji and 80 km from the airport in Pula. High mountains to the north and west - Učka (1,396 m), Snježnik (1,605 m) and Risnjak (1,528 m) - and the islands of Krk and Cres on the seaward side provide exceptional shelter from the winds. In winter, the prevailing wind is the bora, which blows from the north and brings clear, cold weather. The sirocco brings rain and high humidity, while the summer mistral brings refreshing air from the open sea, easing the heat and humidity.

Lovran has preserved its historic centre and medieval street layout. The old town was once surrounded by a defensive wall and bastions, whose foundations and walls were gradually incorporated into houses. Its courtyards are a charming and distinctive feature of Mediterranean urban architecture. Through the stone gateways, glimpses of neighbouring facades reveal stairways, porches and external landings, while a stone cistern head stands at the centre of each courtyard.

In the 21st century, Lovran combines a rich historical heritage, a well-preserved natural environment and established infrastructure, supporting renewed growth in tourism through sustainable development and respect for all environmental standards. Its favourable climate, lush Mediterranean vegetation and advantageous geographical position enabled tourism to develop rapidly at the turn of the 19th and 20th centuries. Since then, Lovran, alongside Opatija, has been a leading destination on the famous Riviera. Several villas built during that period are recognised as part of the world's architectural heritage.

The climate is Mediterranean with continental influences. The average air temperature is 7 °C in winter and 22 °C in summer, with an annual average of 13.3 °C. Sea temperatures range from a minimum of 9 °C in winter to a maximum of 26 °C in August. Lovran enjoys 2,230 hours of sunshine annually and average annual rainfall of 1,500 litres per m².

The distinctive microclimate supports abundant Mediterranean vegetation. Along the coast, the following grow alongside laurel:

  • Palm trees
  • Magnolias
  • Various species of evergreen shrubs
  • Downy oaks
  • Stone pines
  • Cypresses

Cherries, grapevines and olives thrive in the terraced gardens above Lovran, while forests of sweet chestnuts, including the famous large Lovran chestnuts, flourish in the deep, leached, acidic soils.

The abundant vegetation and high seawater salinity of 37.8 ‰ enrich the air with plant-derived and marine aerosols. Together, these elements make the climate in Lovran particularly invigorating and beneficial to health.

OPATIJA

Opatija is a beautiful coastal town on the Adriatic Sea and a renowned tourist destination, attracting visitors from around the world. It is surrounded by stunning natural scenery at the foot of Učka. Properties in Opatija offer exceptional views of the sea and the nearby islands of Krk and Cres.

Surrounding the town are charming small towns with old houses lining narrow streets steeped in history. The streets of Opatija are distinguished by their distinctive architecture and villas from the Habsburg period.

A wide choice of beaches, crystal-clear sea and varied tourist amenities make Opatija an ideal holiday destination, recognised in neighbouring countries as an excellent location for property investment. Property prices in the area are rising and rental occupancy rates are excellent, generating returns on investment of 5% to 10% and attracting international investors.
