LOVRAN

Lovran is a town with a rich history and a century-long tradition of tourism. It takes its name from the laurel (Laurus nobilis), which grows abundantly in the evergreen groves in and around the town. It lies on the eastern coast of Istra, in Kvarnerski zaljev, at the foot of Učka, the greenest and most richly vegetated mountain on the Adriatic.

It is 19 km from Rijeka, Croatia's largest port, 14 km from the railway station in Matulji and 80 km from the airport in Pula. To the north and west, it is sheltered by high mountains - Učka (1,396 m), Snježnik (1,605 m) and Risnjak (1,528 m) - and on the seaward side by the islands of Krk and Cres, giving it exceptional protection from the winds.

During the winter months, the prevailing wind is the bora, which blows from the north and brings clear, cold weather. The sirocco brings rain and high humidity, while the summer mistral carries refreshing air from the open sea, easing the heat and humidity.

Lovran has preserved its historic centre and medieval street layout. The old town was once surrounded by a defensive wall and bastions, with houses gradually built on their foundations and walls. Its courtyards capture the charm and distinctive character of Mediterranean urban architecture. Through stone gateways, glimpses of neighbouring facades reveal stairways, porticoes and external landings, with a stone cistern wellhead at the centre of each courtyard.

A rich historical heritage, unspoilt natural surroundings and established infrastructure are supporting a revival of tourism in Lovran in the 21st century, with an emphasis on sustainable development and respect for all environmental standards. Its favourable climate, lush Mediterranean vegetation and advantageous geographical position drove strong tourism growth at the turn of the 19th and 20th centuries. Since then, Lovran and Opatija have been the leading destinations on the renowned Riviera. Several villas built during that period form part of the world's architectural heritage.

The climate is Mediterranean with continental influences.

The distinctive microclimate supports lush Mediterranean vegetation. In addition to laurel, the following grow along the coast:

  • Palm trees
  • Magnolias
  • Various species of evergreen shrubs
  • Downy oak
  • Stone pines
  • Cypresses

In the terraced gardens above Lovran, cherries, grapevines and olives thrive, while the deep, leached and acidic soils support extensive sweet chestnut forests, producing the famous Lovran chestnuts.

The abundant vegetation and the sea's high salt concentration of 37.8 ‰ enrich the air with plant-derived and marine aerosols. Together, these elements make Lovran's climate invigorating and beneficial to health.

OPATIJA

Opatija is a beautiful coastal town on the Adriatic Sea and a renowned tourist destination, welcoming visitors from around the world. Set amid beautiful natural scenery at the foot of Učka, properties in Opatija enjoy exceptional views of the sea and the nearby islands of Krk and Cres.

The surrounding small towns are full of charm and history, with old houses lining narrow streets. Opatija itself is known for its distinctive architecture and villas dating from the Habsburg period.

A wide choice of beaches, crystal-clear waters and a diverse range of tourism services make Opatija an ideal holiday destination, recognised in neighbouring countries as an excellent location for investment. Property prices in the area are rising, while high rental occupancy rates have generated returns on investment of 5 % to 10 %, attracting foreign investors.
